Terms and Conditions for Landlords
Rent Guaranteed Scheme
We offer a Rent Guaranteed Scheme with no commission charge, tailored to provide our Landlords’ with alternative options and a peace of mind. Under the Rent Guaranteed Scheme, we guarantee the rental income for 2-5 years, regardless of whether the property is occupied or not. This ensures continuous income to our Landlords.
We charge 5% (no VAT) of the annual rent for Letting Only. Our services include: advertising the property, vetting the most suitable tenant(s), completing credit checks, completing Right-to-Rent checks and references. We will assist you and ensure the government compliances are being met, which includes: Gas Safety Certificate, Electrical Safety Certificate and Selective Licence (if applicable).
Letting and Rent Collection
We charge 6% (no VAT) of the annual rent for Letting and Rent Collection. This includes all services mentioned in ‘Letting Only’ as well as collecting the monthly due rent from the tenant and paying it to you. Our skilled and experienced staff will follow up on any delayed and unpaid rent payments. We are committed to effectively communicating and updating you where necessary.
Letting and Management
We charge 8% (no VAT) of the annual rent for Letting and Management. This includes all services mentioned in ‘Letting and Rent Collection’. In addition to this, our services include: routine inspections (usually every 3 months), inspection reports to our Landlords, attending maintenance calls from the tenants and dealing with any maintenance issues accordingly, whilst updating and ensuring clear communication with our Landlords.
We do not charge admin or reference fees to the tenants.
We require you to pay one week’s rent as holding deposit in order to secure the property. This will be followed by reference checking, which includes: proof of residency, Right-to-Rent check, income verification and references from existing Landlord. If the reference checking is unsuccessful, you will get a full refund of your holding deposit.
